HVAC Tips First-Time Home Buyers Should Know

The condition of the HVAC system in the homes many first-time home buyers consider typically doesn’t top their list of priorities. But in reality, it has a major impact on your comfort, safety, and ongoing energy costs. Be sure to ask about these factors before settling on your new home:

  • System’s age – Although the age of a system doesn’t necessarily indicate its performance or longevity, it could be a red flag. The typical lifetime of HVAC systems runs from 12 to 20 years. If the home you’re considering has a system that’s over 10 years old, you might think about asking the seller to replace it or use it to negotiate the price.
  • Maintenance records – Ask your realtor to provide you with the last few years of maintenance records. A system that receives routine annual maintenance has greater energy efficiency and lasts longer.
  • Warranties – Learn if the system has a transferable, active warranty, and what the warranty covers. Repairing or replacing an HVAC system shortly after you buy a home can be expensive. Given the costs many first-time home buyers face, this situation could leave you in an unfortunate financial position.
  • Home inspection – Most lenders require an analysis of the home by a licensed inspector. If the inspection turns up any issues with the HVAC system, that it’s over 10 years old, or the seller hasn’t had it professionally maintained, consider asking for a complete inspection by a trusted HVAC contractor. A licensed contractor will inspect the safety of the equipment and the ductwork. HVAC technicians can check for carbon monoxide emissions from the furnace, test the performance of the air conditioner, and evaluate the ductwork for its condition, including cleanliness and leaks.
